Assured Shorthold Tenancy Agreement (AST)

This is a 12 page comprehensive assured shorthold tenancy agreement. It sets out the terms of the agreement between the landlord and tenant. The wording regarding the deposit is suitable where the DPS will be used for deposit protection.

Company Let Agreement

This is a standard template for a company let agreement. It sets out the terms of engagement between the landlord and tenant where the tenant will be a limited company.

High Rent Tenancy Agreement

A standard common law agreement suitable for high rent tenancies. It sets out the terms of engagement between the landlord and tenant. It is suitable when the rent is £100,000 or above per annum.

Assured Shorthold Tenancy Agreement for letting individual rooms (non-resident landlord) in a house.

Suitable for letting individual rooms or bedsits in a house where some common parts are shared with other occupiers. Suitable for some HMOs.

Holiday Let Licence Agreement

This Holiday Let Licence Agreement is for a furnished property (eg a house, apartment, caravan or cottage) for a short fixed term. It is specifically excluded from the Housing Act 1988.

Room Let Agreement (Resident Landlord)

Licence Agreement for Rooms to let in a Resident Landlord Tenancy.

Section 8 Notice of the Housing Act 1988 (amended 1996)

The Section 8 Notice is used where the tenant is in breach of one or more terms of his tenancy. The notice comes with guidance notes.

Holding (Reservation) Deposit Agreement

This agreement sets out some standard terms of engagement between the landlord and tenant where the property will be taken off the market by the landlord for a period of time in consideration for the tenant paying a holding deposit.
